THINKING OF SELLING YOUR HOME IN TODAY’S MARKET?

A speedy sale depends first and foremost on setting a realistic price that will encourage a ready, willing and able buyer. A realistic price isn't the only strategy that can lead to a quick sale but it will definitely make a huge difference between your property selling quickly or sitting around for months getting over exposed to buyers who WILL wonder what is wrong with it.

Because today’s market is full of educated & savvy buyers, your home must also present in great condition just to get traffic through it. In preparing your home for sale, street appeal remains a very important issue. If the grass isn’t cut, the trees haven’t been trimmed or the paths swept, it takes away the very important first memorable impressions your potential buyers have. Have you heard the expression? “You don’t get a second chance to make a first impression” … never truer than in real estate!!

Think about it this way. If you were going to an interview for a new job, how would you dress? In the same gear that you wear in the garden, or the smart clothes that make you look & feel really good? Make your home look so good that YOU WANT TO BUY IT!

 REMEMBER – it’s not a second hand toaster that you’re trying to sell ! 


Sometimes, you may even have to repaint the exterior of the house to tidy it up. Bear in mind that neutral colours generally do not offend anyone; but will give your property wider appeal. Take any major renovations under advice as you can go to considerable expense and may not get your money back, but do check and fix the simple things like plumbing, air conditioning or electrical issues. Check the roof for any possible leaks, especially if you are planning to sell at the end of or early in the year. If you are unsure about the general integrity of the house, it might well pay to undertake your own building & pest inspection prior to listing your home for sale. At least you will then know what the buyers will find when they do their building & pest inspection and you can remedy anything serious beforehand or take that into consideration when setting your listing price. This action mainly prevents purchasers from re-opening negotiations after a contract has been formed due to inherent faults!
