Understanding your buyer - First Home Buyers

Although first-home buyers love that “brand-new” feeling, their finances will more often than not be stretched to the max in buying a ‘new’ home and there may not be a whole lot of cash left over to renovate right now, so your ‘new’ home will have to look the part and be ready for them to move into without ‘having’ to do anything.

However when they do fall in love with a property, they can often become competitive enough to drive the price up, particularly when using our OFFER ONLINE technology. First home buyers can also be more easily scared off by small, seemingly insignificant things that require repair around your home like cracks in the ceiling, leaking taps, cracked windows or mirrors etc. Remember you will often be talking about ‘Gen Y’ purchasers who are not as hands-on as you or your parents. This means that they will be very tech savvy but will need to call a plumber to change a washer, or a glazier to repair a window, their strengths lie in different areas; UNDERSTAND YOUR BUYER … FIX IT FOR THEM!!  It once again comes back to, not getting a second chance to make a first impression. Make your property look so good that you want to buy it. I’ve said it before and no doubt I’ll say it again, but it really is that simple and THAT IMPORTANT!

If you are targeting first home buyers as your target market, you must take the time to put your home in the condition that the buyer wants. This market sector doesn’t usually require a glamorous renovation, but something clean, neat and functional. Spend a little money on light fittings & switches, new fans, modern door handles and some new wiring for data or TV, it may just be enough to secure the First-Home Buyers’ passion, and their desire to bid up on the sale.
